Q: What is included in our HOA dues?

A: Association bookkeeping/accounting, property management, landscaping and grounds maintenance (lawn mowing, irrigation maintenance and repairs), snow shoveling and plowing, building maintenance and garage building maintenance, irrigation water bill, trash and recycling, composting?, HOA policy insurance (this covers the exterior of the building), garage lights and electric.


Q: What expenses are the homeowner’s responsible for (outside of paying their HOA dues)?

Gas, electric, water and sewer. Homeowner’s are also responsible for paying their cable and internet. Homeowners and renters are also responsible for carrying their own insurance policy. An individual policy will cover interior finished surfaces and contents of your property. Renters should carry a policy that covers their contents (belongings) and displacement in case of catastrophic loss.

Q: What tasks does the property manager take care of?

The property manager takes general maintenance and repairs of the exterior buildings and fences, dryer vent cleaning, snow removal, lawn maintenance, irrigation repairs and rule enforcement.


Q: I have a domestic complaint and or concern for my safety and wellbeing or the wellbeing of others. Who should I contact in case of emergency?

Q: I live in the 4 unit condominium unit on Alexander Lane. Who is responsible for utilities and boiler maintenance?

The 4 unit condo unit shares a boiler and hot water heater that is located in a shared utility closet on the east side of the building. The Association is responsible for splitting the utilities (water, gas, and common use electricity usage for the common area hallway, shared utility closet, garage lights and irrigation clock) 4 ways between the owners based on the square footage of the condo unit. Each owner is responsible for setting up and paying the electric utility for their own unit. The boiler and hot water heater maintenance is shared among the owners in this building. The property manager, Jason Anderson, and owner, Leonard Lutomski, check the mechanical room and the stock water softener


Q: Who is responsible for windows, doors, garage doors and garage door openers?

The homeowner is responsible for the maintenance and repairs of these items. Windows, doors, and garage doors must match the original construction of the property.
